01 Conducting a Needs Analysis

People are our biggest investment. During this stage, we perform a needs analysis to understand what you want to achieve. We sit down with you to go over your real estate goals and dreams and help plan your future.

02 Getting your Finances in Check

At this stage, our job is to maneuver all the financial pieces to ensure you’re on strong financial footing whenever that dream home or investment home becomes available. We have a strong in-house network of lenders, financial experts, and credit repair specialists who will help tighten up your credit, determine exactly how much you can afford for a home. and to make sure you’re formally approved for a loan, all with the goal of solidifying your position as a homebuyer in this competitive market.

03 The Fun Part

Now for the fun part! We’ll help you create a”wish list” of homes that match what you’re looking for based on your needs analysis. We’ll match your must-haves with your budget and then draw on our local expertise and team to help you find a place that’s everything you wished for.

4. OFFER

04 Negotiation Time

So you’ve found “the one” and you’re now ready to make an offer! Now we help you prepare a fair, data-driven offer that is a win-win situation for everyone based on in-depth market analysis that the seller cannot say no to. Then we’ll leverage our certified negotiation expert skills to guide you though contingencies, ensure you don’t spent more than you need to. Your best interests are always in mind.

5. Inspections

05 Conduct a Property Inspection

Once your offer is selected, you can choose but are not required to conduct an inspection. We have a strong network of licensed inspectors, who our past clients have happily used. Many times, you will not see issues with the home on your first walkthrough. A home inspection is a powerful negotiation tool and the best assurance you can get on a property. If issues arise, we’ll work closely with you to develop a strategy that will have the seller fix the issues, provide a closing contribution, or even lower the purchase price.

6. Approval

06 Getting Final Financing Approval

This part can get a little anxious, but we know from experience how to keep the cubical final stages of loan approval from becoming overwhelming. We’ll regularly monitor the progress of your transaction and keep you fully aware of underwriting conditions. We’ll also work with your lender to make sure all the necessary paperwork is complete as we move closer to a smooth closing.

7. Celebrate

07 Celebrate

You’ve made it to closing. A few days before closing, we’ll conduct a final walk-through to make sure the house is still the way it was when we found it. On closing day, expect to sign a ton of paperwork and pick up your keys. We will be there with you to celebrate and ensure your final documents are all correct. Then once both parties sign, the keys are your’s and we’ll celebrate your new home and your new life!
